Sure would have been nice to have read this book before I bought my house!  Some of the tips and traps: TOP TIPS AND TRAPS TIP Buy the right house, in the right neighborhood, at the right price, and no matter how bad the market may get, you'll always sell for good value. (Chapter 1) A "buyer's market" doesn't necessarily mean it's a good time to buy. It may mean that savvy buyers are staying out of the market. (Chapter 2) There are no price restrictions, only mortgage restrictions. Don't think, "How high a price can I afford?" Think, "How big a mortgage can I get?" (Chapter 5) Sellers are often hung up on price. Offer them their full price and they may give you ridiculously favorable terms. (Chapter 9) TRAP Adjustable-rate mortgages, in general and for many people, are traps. They contain numerous pitfalls that the average borrower just isn't aware of. (Chapter 5) TRAP Don't shop for a home by car. Nothing substitutes for "walking the block" when it comes to discovering the kind of neighborhood you're in. (Chapter 6) TIP You'll pay more for a pool house, and probably enjoy it less. A fireplace and air conditioning are considered standard these days, so you should pay less for a house that doesn't have them. (Chapter 6) TRAP Don't let your agent discourage you from offering a low price. Remember, your agent gets a commission when the deal closes at any price. You only get a good deal when you get your price. (Chapter 9) TIP When interest rates are low, get a fixed-rate mortgage and lock in the low rate. When interest rates are high consider an adjustable-rate mortgage, with payments that fall as interest rates come down. (Chapter 11) TIP If you have a credit blemish or have trouble otherwise qualifying, shop for a lender, not an interest rate (Chapter 11) TRAP Remember, if you wait until escrow is ready to close complain, it's too late. (Chapter 12)
